What Buyers Should Know

Internet - Buyers

The First Step

Appraisals
Most lenders require an appraisal (actual home value by a licensed appraiser) on any home your looking to buy. The appraisal is used to determine the value of the homes based on recent sales and other factors. Once an offer is accepted on a home, the appraisal needs to be ordered. The buyer pays for the appraisal. This is a important step because the appraisal value will be used by the lender to determine the loan amount, interest rate, payment, etc.

Cathy Anne recommends
The Buyer should alway pay the appraiser directly and not through the lender. When the buyer pays the appraiser directly, the buyer owns the appraisal. If the appraiser fee is paid through the lender, then the lender own the appraisal and chances are the lender will not release the appraisal if the buyer decides to change lenders. The buyer pays either way, except the buyer can use the appraisal for more than one lender.
